What Toronto bathrooms usually need

Toronto has a lot of old housing, and old housing fails in predictable ways. The same handful of things turn up once the tile comes off.

Cast iron stacks and galvanised supply lines. In houses built before the 1960s, the drain stack is often cast iron and the supply is galvanised steel. Cast iron rusts from the inside and thins at the joints. Galvanised closes up with mineral deposit until the shower runs at a trickle. Neither is visible until the wall is open, and neither is a reason to panic. It is a reason to have the conversation before you sign, not halfway through.

Knob and tube wiring. Still present in parts of the old city, usually spliced into at some point by someone who should not have. Bathrooms need grounded circuits and GFCI protection, and knob and tube provides neither. If it is there, it gets replaced in the bathroom regardless of what the rest of the house has.

Lath and plaster walls. Tile does not go onto plaster. It goes onto a proper backer board over studs, which means the plaster comes off and the wall gets rebuilt. It adds a day and it is not optional if you want the tile to still be there in ten years.

No waterproofing behind the old tile. This is the one that costs money later. Bathrooms built before the mid 1990s often have tile set straight onto drywall or plaster with nothing behind it. Water gets through grout. It always has. Without a membrane it soaks the framing, and in a second floor bathroom it eventually shows up on the ceiling below.

We look at all of this during the in home estimate, and again on demolition day. If the room turns out to need something we did not see, you hear about it before we carry on, not after.

Why the age of your house decides the price more than your tile does

Toronto is a city of two housing stories. Statistics Canada counted 2,262,475 occupied private dwellings in the Toronto area in 2021, and single detached houses make up 39 per cent of them. The rest is apartments and condominiums, with close to three in ten homes in buildings of five storeys or more.

Those two halves renovate completely differently. A semi in Leslieville or a bungalow off the Danforth is a house problem: cast iron, plaster, a bathroom squeezed above the stairs. A unit at Yonge and Eglinton is a building problem: shared risers, a board to satisfy, an elevator to book.

Within the houses, the decade matters more than the postcode. A 1920s semi in Riverdale and a 1985 detached out past the Junction are not the same job even if the bathrooms are the same size. Small bathrooms, and why small does not mean cheap

A lot of Toronto bathrooms are small. Semis and row houses across the old city have three piece bathrooms under fifty square feet, often carved out of a landing or squeezed in above the stairs when indoor plumbing arrived.

Small rooms cost less in materials and about the same in labour. The plumbing, the waterproofing and the fixture count barely change, and the work is concentrated into a space where two trades cannot stand at once. What small really changes is that every decision shows. A tub taking up a third of a fifty square foot room, in a house where nobody has taken a bath in years, is the most common thing we are asked to change.

Replacing it with a walk in shower, a wall hung vanity and a recessed niche buys back floor area and sight lines without moving a single pipe. In most small Toronto bathrooms that is the entire brief, and it is why so many of them finish inside a week.

What we find behind the wall in older Toronto homes

Demolition day is where a bathroom budget holds or slips. In an older Toronto house, four things cause most of the surprises.

The first is a rotten subfloor under the tub. Slow leaks at the tub apron go unnoticed for years because nothing shows from above — the plywood underneath just softens, and you don’t find it until the tub comes out. It’s usually a day’s work. It’s just a day nobody budgeted for.

Then there’s the drain that’s been patched instead of fixed. Cast iron often gets a rubber coupling thrown at it somewhere along the way. If we open a wall and find one, we replace it properly, because once the tile’s on you’re not getting back in there.

Notched joists are the third. Old renovations cut into the framing to run pipes that have since been rerouted, and the floor ends up weaker than it looks. Easy enough to fix while the room’s open. Expensive once it’s closed.

Last is insulation in an exterior wall. Some Toronto homes have material that needs handling properly rather than a shop vac and a bin bag. If we find it, work on that wall stops until it’s dealt with the right way.

None of this should put you off. It’s normal for a house of that age. It’s just a reason to hire someone who’s opened enough walls to know what’s likely behind yours, and who’ll tell you before the work starts rather than after.
