Have questions about renovating your bathroom or kitchen? Here are the answers our clients across Toronto, Durham Region, Peel Region, Halton, Waterloo Region, Hamilton, and the GTA ask us most.
A professional bathroom renovation typically costs $15,000–$30,000 for a standard full bathroom. Cost depends mainly on scope and on whether the plumbing is relocated. A renovation that keeps fixtures in their existing positions runs $12,000–$15,000, while relocating plumbing or carrying out a full gut runs $25,000–$50,000 and above.
A standard bathtub-to-shower renovation typically takes three to four days to complete. A full three-piece bathroom renovation takes four to five days. A fully gutted bathroom renovation with plumbing relocation can take up to two weeks. These timelines assume a best-case scenario; many other factors can change the timeline of a project.
Yes, but rarely pound for pound. A bathroom renovation is among the more dependable renovations for resale value, and it works mainly by removing a reason for buyers to negotiate the price down rather than by adding a premium on top. A dated or water-damaged bathroom is one of the first things a buyer prices against you. Replacing an unused tub with a walk-in shower also widens the pool of buyers, which matters most for homes being sold by older owners.
A small bathroom of 40 to 60 square feet typically costs $12,000–$25,000. Small does not mean cheap. The plumbing, waterproofing and fixture count are much the same as in a larger room, and the labour is simply concentrated into less space. Keeping fixtures in their existing positions is the single largest saving available on a small bathroom.
A tub-to-shower conversion starts at $12,000 and takes three to four days from demolition to finished shower. That covers removing the existing tub, correcting the drain, waterproofing the walls, and installing the new base, surround and glass. Because the plumbing stays where it is, it is one of the least expensive ways to modernise a bathroom.
Labour is the largest single component of a bathroom renovation, but the most expensive decision is whether the plumbing moves. Keeping fixtures in their existing positions holds a full renovation in the $12,000–$15,000 range. Relocating plumbing or gutting the room back to studs pushes the same bathroom to $25,000–$50,000 and above, and adds up to two weeks to the timeline. Tile and tiling labour are the next largest line, which is why retiling alone runs $12,000–$15,000.
The average cost to renovate a bathroom is $250–$450 per square foot for a mid-range project. Costs run higher per square foot than kitchens because plumbing, waterproofing and tile labour are concentrated into a small space. A 40 to 60 square foot bathroom typically totals $12,000–$25,000 at this rate, though scope-based estimates are more reliable than per-square-foot pricing.
A standard bathroom renovation on your own home is not tax deductible in Canada. There are three exceptions worth knowing. The federal Home Accessibility Tax Credit covers accessibility work such as grab bars, walk-in showers and widened doorways for people aged 65 or over and people eligible for the disability tax credit. Accessibility modifications may also qualify under the Medical Expense Tax Credit. And renovations to a rental property or a dedicated home office are treated differently again. Confirm your own situation with an accountant or with the Canada Revenue Agency before you file.
